2801 Phyo Min1 THE IMPACT OF TERRITORIAL DISPUTES IN THE LOI LAN REGION AND O-7 HILLOCK ON MYANMAR-THAILAND RELATIONS* This paper analyzes the territorial disputes between Myanmar and Thailand, focusing on two key contested areas: The Loi Lan region and the O-7 Hillock. After Myanmar's independence, it could measure the borders with neighboring countries and sign agreements, but it was not to measure the borders with Thailand. Border disputes arose as the Myanmar government asserted political control and legal influence. Due to the encroachment of Thai military bases in the Loi Lan area, the Myanmar delegation objected to Thai outposts in Myanmar and discussed territorial ownership. Despite discussions, relations between Myanmar and Thailand became strained when Thailand helped SURA attack Myanmar military bases on the Myanmar-Thai border. In addition, the Thai army joined forces with the SURA armed insurgents to carry out further attacks on the O-7 hillock and Pachee Camp. Therefore, due to the attack along the Myanmar-Thai border in early 2001, Myanmar and Thailand relations were diminished. However, the two countries tried to negotiate and resolve the over-the-border issues. This research analyzed Myanmar-Thailand relations regarding the Loi Lan region and the O-7 hillock issues. 2026

2803 Thazin Mon1 HISTORICAL DEVELOPMENT AND TRANSFORMATION OF MUDON TOWNSHIP This research explores the historical development and transformation of Mudon Township, now known as Mudon, focusing on its geographical, cultural, and administrative evolution. The historical trajectory of Zayar Township reveals a dynamic interplay between local traditions and external influences. Originally part of the Mottama Thirty-Two Towns, Zayar's significance as a trade and administrative center was marred by repeated warfare, including conflicts with Ayutthaya and Myanmar rulers. The impact of the First Anglo-Myanmar War (1824-1826) led to significant demographic shifts, with British annexation introducing new administrative practices and infrastructure. The construction of the Mawlamyine-Kyaikkhami road in 1833 and subsequent migration from various regions revitalized the township. By the mid-19th century, Zayar, rebranded as Mudon, emerged as a key administrative and agricultural hub, benefiting from both Mon migration and infrastructural improvements. The transformation from Zayar to Mudon reflects broader trends of adaptation and resilience in response to external pressures and internal changes. This aim of this research is to investigate the historical development and transformation of Mudon Township. By examining the historical and socio-political factors that have influenced Mudon Township, this research seeks to enhance our understanding of the region’s resilience and adaptability amidst external pressures and internal shifts. Additionally, it offers insights into broader historical trends impacting southeastern Myanmar. 2026

2808 Aye Su Han1, Yamin Aye2, Zin Nwe Myint3 FACTORS INFLUENCING THE LAND VALUES ALONG PYAY ROAD AND KABARAYE PAGODA ROAD IN YANGON CITY* Yangon City is the commercial hub and currently inhibited by 10 percent of the total population of Myanmar (YCDC, 2022). The population growth rate of Yangon has increased due to rising job opportunities, which in turn led to a greater demand for housing. Accordingly, the government has extended the area of the city by establishing new towns around the city. As such roads connecting these new towns and Downtown of Yangon, as well as with port and airport, become important. Among major roads, the two roads, Pyay Road and Kabaraye Pagoda Road, become important and the land value along these roads become obviously higher as compared with other roads. Against this background, this study aims to examine the influencing factors on land value along these two roads. The main interests of this study are; in which parts of these two roads are highest in land value and what are the reasons of such high land value along these two roads. Both interviews and questionnaire surveys were conducted for data collection and analyzed using Factor Analysis and Relative Important Index (RII) (Sridhar, 2022). The measure of sampling adequacy was also used to test the inter correlations among the variables. The value of land along the study area is even higher than the average land value of Yangon City. The extremely higher land value inhibits further investment by the foreign enterprises and they move to other ASEAN countries as Vietnam, Thailand and Laos where the land value is relatively cheaper. In this way, the economy of the city can be encountered by the domino effect, the chain reaction of the events. 2026
2809 Zin May Oo1, Thet Hmoo Nwe 2, July Moe3 LAND USE AND LAND COVER CHANGE DETECTION USING REMOTE SENSING AND GIS TECHNIQUES: A CASE STUDY OF YEBYU TOWNSHIP IN DAWEI DISTRICT* Remote sensing is one of the tools which is very important for the production of Land use and land cover maps through a process called image classification. For the image classification process to be successfully, several factors should be considered including availability of quality Landsat imagery and secondary data, a precise classification process and user’s experiences and expertise of the procedures. The objective of this research was to classify and map land-use/land-cover of the study area using remote sensing and Geospatial Information System (GIS) techniques. Nowadays, land use and land cover (LULC) changes due to both human beings and natural environment. Consequently, LULC changes impact on water resources such as forestry, water bodies, agriculture land, wetland, urbanization, industrialization and so on. The aim of this research is To classify and map land use and land cover changes in the study area using remote sensing and GIS, and to assess the accuracy and usefulness of the classification results. ArcGIS 10.4.1 has been used to analyze the images processing and classification. LULC conditions of this area for the time periods 2009 and 2023 have been considered and downloaded from Landsat ETM and Landsat 8 OLI satellites images. Maximum likelihood method has been conducted in supervised image classification technique. The ground truth data or reference points are used to classify the image classification applying Google Earth Pro. Moreover, water bodies, Dense vegetation (forest), light Vegetation (garden land), bare soil, settlement (Built-up), and agriculture land of six LULC classes are identified in this study. Bare soil, light Vegetation and settlement are significantly changed during two periods. Further, dense vegetation (forest) area was decreased to approximately 8.02 % between 2009 and 2023. However, the water bodies of this study area were decreased slightly. LULC by agriculture land was decreased between 2009 and 2023. The study area had an overall classification accuracy of 81.03% and kappa coefficient (K) of 0.67 in 2009 and an overall classification accuracy of 87.33% and kappa coefficient (K) of 0.72 in 2023 respectability. The results of this research paper can contribute effectively about LULC change detection and help decision makers to develop plan in this study area. 2026
